TERMS & CONDITIONS OF BOOKING

Please review the following conditions carefully.

By confirming your reservation and checking into the property, you agree to the terms outlined below.

1. Arrival and Departure

After your booking is confirmed, you will receive instructions for arrival, including your self check-in access code.

For Apartment 1:

Check-in: from 5:00 PM

Check-out: until 12:00 PM

For Apartment 2:

Check-in: from 3:00 PM

Check-out: no later than 11:00 AM

Early check-in or late check-out is only possible upon prior agreement.

Guests are responsible for saving their access details before arrival.

2. Maximum Occupancy

The property may only be used by the number of guests stated in the reservation.

Parties, events, or additional unregistered guests are not allowed.

If this rule is violated, additional charges may apply or the booking may be terminated.

3. Reservation Changes

Changes to booking dates may be requested subject to availability.

Special offers or last-minute bookings may be subject to price adjustments.

4. Cleaning

A cleaning fee may apply per stay and includes:

Fresh linens and towels

Basic supplies (e.g., toilet paper, soap)

Guests are expected to leave the property in a reasonably clean condition.

Excessive dirtiness may result in additional cleaning fees.

Final Cleaning Costs

Apartment 1: €70 + €15 for bed linen and towels (always included)

Apartment 2: €50 + €15

5. Damages and Guest Liability

Guests are responsible for any damage beyond normal wear and tear.

This includes:

Damaged or missing items

Additional cleaning costs

Late check-out fees

Any damages must be reported immediately.

6. No Daily Housekeeping

Daily cleaning services are not included.

Additional cleaning may be arranged upon request for an extra fee.

7. Meals and Catering

The property includes kitchen facilities for self-catering.

No meal service is provided.

8. Parking

Parking is available for both apartments across the street under the trees.

9. Use of Facilities (if applicable)

Facilities such as hot tubs or saunas (if available) are used at your own risk.

Children must be supervised at all times.

10. Water and Waste Usage

Guests are asked to use water responsibly.

Only toilet paper may be flushed; no hygiene products are allowed in the system.

11. No Smoking Policy

All properties are strictly non-smoking indoors.

Smoking is only allowed in designated outdoor areas.

Violation may result in additional cleaning charges.

12. Pets

Pets are only allowed if explicitly stated.

Otherwise, pets are not permitted inside the property.

13. Weather Conditions

No refunds will be issued due to bad weather unless there is an official government evacuation order.

14. Travel Insurance

We strongly recommend purchasing travel insurance.

15. Lost and Found

Forgotten items may be returned upon request at the guest’s expense.

Unclaimed items may be disposed of or donated after 14 days.

16. Right to Refuse Service

We reserve the right to refuse or terminate a booking if:

Incorrect information is provided

House rules are violated

The property is put at risk

17. Written Exceptions

Any exceptions to these terms must be agreed upon in writing.

DISCLAIMER

The properties are privately owned.

We are not responsible for:

Accidents, injuries, or illness during your stay

Loss, theft, or damage of personal belongings

Use of the property is at your own risk.

Surveillance Notice

Outdoor areas may be monitored by video surveillance for security purposes.

Any damage or vandalism may result in legal action.

ACTIVITY LIABILITY WAIVER

Participation in any outdoor or recreational activities is at your own risk.

By booking and staying at the property, you agree to:

Assume full responsibility for your safety

Release the property owners and management from liability

Be responsible for any damage to rented equipment

Personal Responsibility

Guests agree to:

Follow all local laws and regulations

Act responsibly and safely

Avoid causing damage or disturbance

Waiver of Claims

By accepting these terms, guests waive any legal claims against the property owners or management, to the extent permitted by law.
